The approximate 292,000 square-foot office facility with separate retail components is located at the corner of 16th & Wynkoop in the historic neighborhood of Lower Downtown (LoDo) Denver. This prime location is adjacent to the 16th Street Pedestrian Mall, which estimates 50,000-60,000 visitors per week. The facility is easily accessible by both the Free Mall Shuttle and RTD Light Rail, which have stations across the street at Union Station.
The Opus Teams approach to the design for the EPA Region 8 Headquarters Building is based on two fundamental and interconnected goals. The first of these goals is to design a state of the art, environmentally responsive building which reflects the EPAs mission, goals and aspirations, embodying the spirit of human community within the Agency. The second fundamental goal is to design a building that recognizes it is inextricably intertwined with sensitive historic neighborhoods, is responsive to Denvers varied climate conditions, and creates an optimal work environment that accommodates the current program as well as anticipates future needs. Overall, the building will reflect the dignity, permanence and purpose of the Agency; it will fit into and even strengthen and enhance the quality of the historic neighborhood in which it is located while establishing itself as a landmark in its own right.
