Design-build lease signed for Nissan's new North American redistribution facility in Tennessee

Nissan North America has signed a design-build lease with Opus Northwest for built-to-suit construction of the automaker’s new North American redistribution facility in a transaction facilitated by CB Richard Ellis (CBRE).  The new 717,160 sq. ft. redistribution center, which includes 20,000 square feet of office space, will be built in the Couchville Pike Business Center, located 25 miles east of Nashville, Tenn. Occupancy is planned for April 1, 2010.

 

The building, a 717,160-square-foot Class A industrial facility, is being constructed on 58.84 acres and will serve as Nissan’s new national parts and re-distribution center, supplying other parts warehouses throughout North America. It will also be an export center for overseas distribution of parts. The architectural site-cast concrete building includes 20,000 sq. ft. of office space and is designed with flexibility to accommodate future expansion up to a total of 1,200,000 sq. ft. The building was designed by Opus Architects & Engineers.

“The Nissan Parts Distribution Center is a state-of-the art facility that will feature 32-foot clear height, an ESFR sprinkler system, flow-through design, and ample truck parking/loading arena to accommodate 275 truck trailers around the building perimeter,” said John Solberg, president and CEO of Opus Northwest. “We are thrilled to be moving forward with this project for Nissan.”

CBRE’s Don Kent, first vice president, and Clinton Gilbreath, vice president, facilitated the transaction between Nissan North America and Opus Northwest. Kent and Gilbreath worked with Nissan on a long-term lease. “The new facility will be uniquely designed to feature loading dock capabilities on all four sides of the building for improved operational efficiency. No existing facility had the desired combination of features and expansion capabilities required by Nissan,” Kent said.

 

 “CBRE looked closely at six locations in Middle Tennessee that would meet the unique specifications of Nissan North America,” said Gilbreath.  “Nissan’s selection of the Couchville Pike Business Center is confirmation of the foresight of Wilson County’s and the City of Lebanon’s government leaders, commercial real estate developers, and other entities that worked together to create this outstanding redistribution location,” said G.C. Hixson, executive director of the Joint Economic and Community Development Board of Wilson County. “When the Nissan opportunity came its way, Wilson County was ready. I commend the efforts of everyone involved in developing the Couchville Pike Business Center. It’s another example of how Wilson County and the City of Lebanon have planned and are prepared to welcome business and industry.”
